Let's Talk About What FORTIFIED Actually Costs
FORTIFIED Costs a Little More Than a Standard Roof — Here's Why That's the Right Question to Ask
A standard roof replacement in Louisiana runs anywhere from $6,000 to $15,000 depending on the size of the home, materials, and labor. A FORTIFIED roof costs roughly 10–15% more than a comparable standard installation — the difference comes from upgraded materials (ring-shank nails vs. smooth-shank, wider drip edge, sealed deck membrane) and the addition of an independent evaluator's fee.
That premium is real. But it's also the wrong place to stop the math.
Once you factor in available grant funding and the insurance discount that kicks in after certification, the majority of Louisiana homeowners end up with a net cost that's lower than what they'd pay for a standard re-roof — sometimes significantly lower. The sections below break that down by scenario.
And if your roof already needs replacing, the incremental cost of going FORTIFIED over standard is even smaller — you're spending the re-roofing money either way.
Typical Cost Ranges for Louisiana Homes
These are planning ranges, not quotes. Your actual cost depends on your home's size, roof complexity, current condition, and material choices.
Small Home (under 1,500 sq ft)
Total project cost: $7,000 – $11,000
Evaluator fee: ~$500–$750
LFHP grant (if awarded): up to $10,000
Typical out-of-pocket after grant: $0 – $1,500
Smaller homes are the best-case scenario — grant funding can cover the entire project cost.
Mid-Size Home (1,500–2,500 sq ft) — Most Common
Total project cost: $11,000 – $18,000
Evaluator fee: $500-$750
LFHP grant (if awarded): up to $10,000
Typical out-of-pocket after grant: $1,000 – $8,500
This is the range most Louisiana homeowners fall into. Grant funding covers a meaningful portion, and insurance savings close the gap quickly.
Larger Home (2,500+ sq ft)
Total project cost: $18,000 – $30,000+
Evaluator fee: $500–$750
LFHP grant (if awarded): up to $10,000
Typical out-of-pocket after grant: $8,000 – $20,000+
Larger homes benefit most from the insurance savings, which are also proportionally higher. Parish-specific programs may provide additional grant support.
Grants Can Cut Your Cost Dramatically — And It Depends Where You Live
Louisiana has multiple grant programs for FORTIFIED roof upgrades, and they can be stacked depending on your parish. Here's what's currently available:
Louisiana Fortify Homes Program (LFHP) — Statewide
Up to $10,000. Available to qualifying primary homeowners statewide via lottery. Income limit: 250% of Area Median Income for your parish.
Jefferson Parish — RELIF (Roof Enhancement Lottery Incentive Fund)
An additional $5,000 on top of the state grant — bringing the total to $15,000 for Jefferson Parish homeowners who receive both. Funded through parish discretionary interest accounts.
City of New Orleans — CDBG Program
Up to $35,000 for Orleans Parish homeowners at or below 80% of Area Median Income. Funded through Community Development Block Grant dollars. This is separate from — and in addition to — the state LFHP grant for eligible applicants.
The right combination of grants for your home depends on your parish, income, and timing. We help clients identify every program they qualify for before the process begins.
The ROI Math — What You Actually Pay vs. What You Get Back
The Louisiana Department of Insurance reports that homeowners with FORTIFIED designation save an average of 22% on the wind portion of their premium — roughly $1,250 per year for a typical Louisiana policy.
Some carriers offer more. Discounts of 30–52% are documented for homeowners in higher-wind zones.
Here's what that looks like for a mid-size home with a $14,000 project, a $10,000 LFHP grant, and $1,250/year in annual insurance savings:
The Evaluator Fee: What You're Paying For
Every FORTIFIED project requires an independent FORTIFIED Evaluator — a certified third party who inspects your roof before, during, and after installation, then submits documentation to IBHS for certification. Evaluator fees typically run $500–$750 depending on property size and complexity.
That fee covers:
✓ Pre-construction inspection and Current Conditions Report
✓ On-site documentation during installation
✓ Final inspection
✓ Documentation submission to IBHS
✓ Your official FORTIFIED Designation Certificate
It does not cover the roofing work itself — that's a separate contractor cost.
Some contractors bundle evaluator coordination into their service. We can help you understand what's included in any quote you receive so you're comparing apples to apples.
Cost Questions — Answered Directly
The total project cost is typically 10–15% higher than a comparable standard re-roof. That premium pays for upgraded materials and the evaluator's independent certification. However, after grant funding and insurance savings, the net cost to you is usually lower than a standard roof, sometimes much lower.
You can still get FORTIFIED — the designation and insurance discount exist independent of any grant program. Some homeowners pay out of pocket because the insurance savings alone justify it within a few years. We can run the numbers for your specific home and policy before you decide.
The Louisiana grant check goes directly to your contractor after the work is complete, you don't receive the money yourself. This means you may need to cover the full project cost initially and be reimbursed via the grant, or your contractor may be willing to defer until grant payment clears. Clarify payment terms with your contractor before signing anything. We can help you navigate this conversation.
Some FORTIFIED-approved contractors offer financing. Louisiana also has home improvement loan programs through state housing agencies. This is worth exploring if upfront cost is the primary barrier, the insurance savings make FORTIFIED projects unusual in that the ROI is relatively predictable and consistent.
Yes. FORTIFIED Roof™ addresses the roof only and is the most common and affordable entry point. FORTIFIED Silver adds opening protection (windows, doors, garage doors), which adds cost. FORTIFIED Gold is the most comprehensive and most expensive. For most Louisiana homeowners, FORTIFIED Roof™ provides the best cost-to-benefit ratio and is the level the state grant program is designed to support.
If your new roof wasn't installed to FORTIFIED standards with evaluator documentation, it doesn't qualify for designation regardless of material quality. The certification is tied to the installation process, not just the materials. If your roof is new enough that re-doing it doesn't make economic sense, the honest answer is to wait until the next re-roof and plan for FORTIFIED then. We'll tell you that plainly if it's true for your situation.
